How do I sell my property with Whiting & Barlow?

Simply give us a call to arrange a valuation and we’ll take photographs, create a floorplan and capture a virtual tour. We will then commence marketing and start lining up the potential buyers.

What forms of ID will I need?

If you own the property; a photocard driving licence will be required, provided it is registered to the address of the property you intend to sell. If you don’t live at the property we will need photographic identification, proof of address and proof of ownership, or a document proving you have the right to sell it i.e power of attorney, grant of probate or copy of a will.

How long does it take to get my house on the market?

This can be as quickly or as slowly as you wish. On average it takes 48 hours from the point of taking the photographs to enable us time to produce the virtual tour. However, we can do it in as little as a couple of hours without the virtual tour and just description and photography.

Where will Whiting & Barlow advertise my property?

The national property portals we use are: Rightmove, Zoopla, PrimeLocation, OnTheMarket and Boomin. We also advertise on Facebook.

What do you Charge?

Choose from 3 cost effective payment options: either pay upfront, half in advance and half upon completion, or a fixed percentage upon the completion of sale. More information can be found here

What forms of payment do you accept?

For upfront payments we can accept debit or credit card, as well as a bank transfer. All payments due on completion will be paid by your conveyancer via BACS.

What is included within your fee?

Everything you would usually expect from an estate agent. The only things that we have dropped are the expensive high street premises and newspaper advertising.

My property is already on the market, can I still use Whiting & Barlow?

Yes. However, the terms of you current contract with your agent should be considered first to avoid paying two fees. If you would like some advice about this then please get in contact.

How long will it take to sell my house?

This is difficult to assess without having seen your property and judging current demand levels in the area for a particular style. However, the current average is around 2 weeks from point of advertising to accepting an offer.

When do I need to pay?

On our Option 1 & 2 there is a fee payable upfront and paid at the point you instruct us to sell your home. For further information please follow this link

What happens if my property doesn’t sell?

We are constantly working with our vendors to make sure we are effectively marketing each and every property. In some instances we can change the write up, photographs and maybe the price if needed. Rest assured that we aren’t satisfied until the keys are handed over to the new owner.

How do I talk to my potential buyers?

You don’t have to. We will do all of the liaising between yourself and your potential buyers. However, if you prefer, we can organise an exchange of contact information.

Who writes my property description?

We do. We will use our extensive experience to effectively describe your home and promote its best features. We’ll send the written details for your approval before going live to market, but also give you an opportunity to add in anything in particular if you so choose.

Can I use my own photographs?

Yes. However, we will need to make sure they comply with current legislation.

Do I have to have a ‘For Sale’ board?

No, you don’t have to have one if you don’t want one. However, they are an effective marketing tool and great for potential buyers to find your home.

Who shows the potential buyers around my home?

We will do that all for you. However, if you would prefer to show buyers around yourself then we can organise this.

I work nights and can only contact in the evening is that okay?

Certainly is! We work 7 days a week 8am – 8pm but often can be contacted beyond that if required.
